New homes planned for former Tweed Heads hospital site

Finding housing in Tweed Heads has become increasingly difficult, with one of the lowest rental vacancy rates in NSW. Landcom is helping address that challenge through plans for around 800 new homes on the former Tweed Hospital site. 
 
Located on the corner of Powell and Florence streets, the site has transferred from NSW Health to Landcom and presents an opportunity to transform surplus government land into much-needed housing for the region. Plans include a mix of housing options, with up to 10 per cent affordable housing proposed as part of the future community. 
 
Beyond new homes, the vision for the site includes improved public access to the waterfront, new walking and cycling connections, increased tree canopy and attractive public spaces designed to strengthen connections with the surrounding neighbourhood. 
 
Landcom has extensive experience transforming former government and institutional land into thriving communities. Planning for the Tweed Heads site is still in its early stages, with technical studies and community consultation helping shape the future vision. A state significant development application is expected to be lodged in early 2027, subject to planning and approvals processes.
