Hunterford is an attractive, green and sustainable community that broke new ground in terms of housing types and development approval processes.
Hunterford incorporates a consistent design theme that matches the distinctive architecture of the surrounding area while also providing a diverse range of housing types and price points. This includes manor homes, courtyard homes, townhouses, terraces and apartments.
Our review panel process with Council and the partnership delivery approach with home builders ensured the masterplan's important elements, such as the mix of housing, sustainable design and connectivity, were continually reinforced and improved.

Hunterford is on Pennant Hills Road, Oatlands, seven kilometres north of Parramatta and within the City of Parramatta.
This 6.7ha site includes a mix of 150 homes including single detached homes, courtyard homes, townhouses, duplexes, mews homes and apartments in this community title project.
As landowner, masterplanner and master developer, we partnered with St Hilliers, and project home builders.
Our vision for Hunterford was to develop an innovative medium density urban infill project in a joint venture with our development partners to showcase diverse housing types and price points in a setting that would fit into the surrounding area.
The surrounding community was initially concerned about a medium density development, requiring consultation to build understanding about the need for more diverse housing types and confidence in our approach.
Community facilities were delivered early in the development. These include parks and play areas; The Cascades, a landscaped water feature and pedestrian link; and a village green that includes the Hunterford Club with a tennis court, pool and community centre.
Homes use cross-flow ventilation, reducing the need for air conditioning, and are designed to take advantage of the sun.
All dwellings have been designed to achieve a minimum NatHERS rating of 3.5 stars, with many achieving 5 stars.
Hunterford proved that with the right design, an urban infill project like this could blend with its conventional suburban surroundings, despite having twice the housing density.
The architectural style of the homes was designed to match the classic Arts and Crafts style of buildings nearby to achieve a cohesive design.
Community ownership and management forms part of the Community Title scheme.
