Building affordable homes is at the heart of what we do

At Landcom, we’re committed to making safe, secure and affordable homes happen for more people and families across NSW.

We understand how much it matters to live close to the people and places that bring daily stability and belonging, and to have enough left over after the rent is paid to meet essential household needs.

It’s why we have a dedicated Landcom affordable housing team - alongside our partners, they drive innovation and efficiency to help deliver more affordable, high-quality homes sooner in the places that need them most.

Together, we’re helping shape sustainable and diverse neighbourhoods across NSW where people feel right at home, and can afford to live long-term.

What’s affordable housing?

Affordable housing provides rental homes at lower-than-market prices for people on very low to moderate incomes. It helps more people, including families and essential workers, live close to the jobs, services, schools and support networks they rely on.

Affordable housing includes homes that are:

Rented at no more than 75% of local market rates, to reduce pressure on household budgets

Designed for very low or moderate-income households

Managed by registered Community Housing Providers, who support stable, long-term tenancies

Part of mixed, sustainable communities, delivered in partnership with councils and industry

Available in both metropolitan and regional areas, depending on local needs

It helps build neighbourhoods that are diverse, vibrant and better able to support local businesses and services. At least 10% of new homes in our metropolitan projects meet Landcom’s definition of affordable housing

At least 20% of new homes in our regional projects meet the same definition

Our targets guide our planning and partnerships and keep us focused on delivering more affordable rental homes where they’re most needed.

We plan with care, work closely with partners and respond to the needs of each community to bring more affordable rental housing to life across NSW.

We also keep pace with how life is changing - from shifting demographics and lifestyles to different household circumstances - so the affordable homes we deliver now meet NSW’s housing needs of the future too.
