Affordable Housing Portfolio - Expressions of Interest

Landcom invites Expressions of Interest (EOI) from suitably qualified Principal Contractors to deliver a portfolio of five affordable housing developments. 

The portfolio comprises approximately 549 dwellings and will be delivered under a Design and Construct procurement model. Following the EOI process, shortlisted respondents will be invited to participate in Request for Tender (RFT) for individual projects. 

The first project is scheduled to commence construction in February 2027, with the portfolio targeted for completion by FY29, subject to Housing Australia funding.

Landcom is seeking respondents with demonstrated experience in delivering comparable residential developments, strong design and construction capability, financial capacity, and a collaborative approach to project delivery. 

Interested organisations are invited to download the EOI documentation for further information on the procurement process, evaluation criteria and submission requirements.

EOI submission close at 5:00pm (AEST) on Tuesday, 28 July 2026.

Invitation to Tender | Tallawong TW6

TW6 tallawong divestment June 26

Landcom, on behalf of Sydney Metro, invites respondents to participate in our Invitation to Tender (“ITT”) to acquire the site located at 16-24 Implexa Parade, Tallawong, NSW.

The Site, referred to as Lot TW6, is strategically positioned within the Tallawong Station Precinct. Approximately 200m from Tallawong Metro Station, the stie provides direct links across the Sydney Metro network, and is in close proximity to The Ponds and Rouse Hill Town Centre.

The site has a total area of approximately *15,790m² and is zoned B4 Mixed Use. Under current planning controls, it permits a Floor Space Ratio (FSR) of 1.75:1 and a maximum building height of 26 metres, offering flexibility to deliver a high-quality, integrated development that aligns with the broader precinct vision.

ITT closes 5.00pm AEST on 31 Jul 2026.
