High demand for land in Sydney continues

There has been strong interest in land across Landcom’s projects over the past year, particularly in Sydney’s south-west. In the 12 months to February, retail sales increased by about 31%, compared to the previous year. We are seeing interest from a broad range of buyers, including first home buyers, upgraders and investors, especially where homes are more affordable.

An accelerated sales release program has delivered strong outcomes early in the year, with 66 retail lots released across Panorama in North Wilton, and Hillcroft in Claymore in late February and March. These releases generated about $40 million in sales, with lots selling quickly once they became available. Similarly, we’ve seen strong results at our Mondo development in Edmondson Park with high demand resulting in 94% of the lots selling out in the second half of 2025.

Activity is set to increase further in April and May, with around 190 additional retail lots to be released across Panorama, Newbrook in Airds, Hillcroft and Sugarwood in Garden Suburb, in the Lake Macquarie region.

Alongside current releases, we are continuing to plan for future communities. Early work is underway at East Lismore and Glenfield, focused on shaping places that respond to local needs over the long term. Premarketing for Sugarwood will start soon ahead of an early May launch, while work also continues toward a mid‑year launch of Redleaf in Orange, in partnership with Orange City Council.
