What is happening at Glenfield?
The existing structure plan approved in 2021 envisages 7,000 new homes in Glenfield, including more than 3,900 west of the rail line. The current housing crisis has highlighted the critical need for more housing and more accessible and affordable homes to meet existing and future community needs.
We engaged with experts and planning specialists in 2024 to review the existing structure plan on the western side of Glenfield train station. It had become clear that Glenfield can accommodate more housing than initially thought. Our rezoning proposal outlines the planning controls to build between 4,900 and 5,500 new homes west of the rail line, including a mix of apartments (high and mid-rise), terraces and single dwellings.
New homes will be delivered in stages over the next 15 years, together with the parks, open spaces, pathways and community facilities that will further elevate Glenfield as a vibrant, inviting and sought-after destination.
What changes are being proposed at Glenfield?
Landcom has submitted a Rezoning Proposal for land west of Glenfield Station (bounded by Campbelltown Road and the rail line).
The proposal includes revised plans for homes, parks, community spaces, a future town centre and local centre, with a new street layout and updated building heights.
It sets the vision for a well-designed, inclusive and connected neighbourhood.
Detailed designs for streets, buildings, parks and public spaces will come later through Development Applications (DAs).
Is there any contamination at Glenfield?
Like many sites across Greater Sydney with historical uses, some contaminants have been located.
Our environmental consultant’s initial investigations found that the contamination can be safely managed and the land remediated to support future residential, commercial and recreational uses.
How will any contamination be managed?
Remediation of contaminants will be carried out in stages; Stage 1 will be to remove existing buildings and remediate soil to clear the site ready for future development located on the eastern side. This work will take place from 2025.
Stage 2 will be to remediate the soil on the western side. This work will be carried out from 2026.
All remediation works will be overseen by an environmental consultant and approved by an independent site auditor appointed by the NSW Environment Protection Authority, including relevant development works approvals as needed.
Are you demolishing any buildings on site?
To prepare the site for future development, all existing buildings and structures located on Landcom’s land will be removed. All buildings have been considered and are not identified as heritage listed, and also not required for the ongoing operations of the adjacent schools.
What monitoring will be in place?
During demolition and remediation work, air and dust monitors will be installed close to work areas to monitor for dust. If there are any concerns with air monitor readings, there will be protocols in place to stop work, secure any contaminated areas and notify SafeWork NSW.
What impact will remediation works have on the community?
During works, the community, including school students, will be safe to continue normal routines, including keeping windows open and walking past the site.
