Bulli

The Bulli project reflects best practice principles for energy, water and waste management, celebrates and responds to the site’s landscape and topography, and recognises its history through landscape and urban design. Key features include:

• a mix of freestanding homes, manor homes, semi-detached homes, terraces and above-garage studios, providing greater choice for different households' lifestyles, needs and budgets. Future homes will blend with the character and scale of the surrounding neighbourhood
• a new hilltop park nestled among the grove of mature trees on the western edge of the site, with features which could include play equipment, picnic facilities and a viewing area towards the coast
• through-site pedestrian links that make it easier to walk about the area
• a new internal loop street off Hospital Road and a connecting laneway, with the majority of homes accessible from the new internal street which will have landscaped verges and on-street parking
• information displays, interpretive signage and reuse of materials from the former hospital buildings to honour the site’s history, including reinterpretation of the historic entrance gates to form a new entry feature wall and old bricks integrated in boundary and retaining walls
• extensive planting of native trees, shrubs and grasses within the new park, verges of the new internal street, and along part of Hospital Road
• water management integrated in the landscape, with terraced rain gardens and stormwater retention basins which feature low-maintenance native plants and complement nearby bushland.
