Bringing new housing choices to Ed Park

We have started building the first homes in NSW using the new Housing Pattern Book at Edmondson Park. The NSW Government released the Pattern Book last year to make it easier and more affordable to build architecturally designed low and mid‑rise homes that help deliver the missing middle. 

Our terraces feature the winning design by Other Architects and NMBW Architecture Studio. These homes offer flexible layouts that can adapt to different household needs over time. 

One of the new terraces will become a demonstration home so the community and local builders can see the design quality firsthand. The other six homes will be sold upon completion, expected in early 2027. 

What we heard about the new open space in the town centre 


Late last year, we asked for your feedback on designs for a new park opposite Edmondson Park station. As a new green space in the heart of the town centre, this park is intended to become a shared place for people to pause, gather and enjoy nature. 

Thank you to everyone who contributed feedback on the draft design. We heard from more than 100 community members who told us they want a park that feels safe, shady and welcoming, with quality play spaces, native planting, and places to relax. People also asked us to consider clear sightlines, good lighting, and maintenance to support everyday use. 

Your feedback is helping refine the design so the park supports comfort, connection and community life.

Preparing the SSDA submission for Block 20a

Many people in the Liverpool LGA are finding it hard to keep up with rising rents. Block 20a will help by providing new affordable rental homes close to transport, services and jobs. These homes are designed to be well located, welcoming and part of the local neighbourhood, giving more people the chance to stay connected to the area.  

Thank you to everyone who provided feedback on the early design for Block 20a. Community input highlighted strong support for shared green spaces, outdoor seating, nature play and genuine Aboriginal design elements, including working with Traditional Owners, native plants and local artists. People also shared preferences for neutral, earthy facade colours and practical features like shade, breezes and secure communal spaces. 

We also heard suggestions to build trust around affordable housing, including clear communication about tenant selection, visible onsite management and good security measures. 

This feedback is helping us refine the design and ensure it responds to local expectations. We are now finalising the planning package, with submission expected in April.

Mondo (Precinct 3) construction reaches final stages
Construction at Mondo is progressing well. Utility works are almost complete and roads are currently being laid, marking one of the final stages. Mondo remains on track for lots to register by May. 

The final sales release was very successful, with all lots reserved on launch day. Purchasers will be contacted soon about the settlement process.

Precinct 9 makes strong progress

Upgrade works in Precinct 9 are continuing, with strong progress east of Soldiers Parade. Around 90 percent of works are now complete. 

A new pedestrian path is in place and we’re planning for a temporary pedestrian crossing on Soldier’s Parade. You may notice activity along the road as crews install drinking water, recycled water and telecommunications services to support future development. 

Some traffic disruptions may occur. We’re working closely with Liverpool City Council to minimise impacts by planning and scheduling works carefully. 

Early works to upgrade wastewater services have also started west of Soldiers Parade and along Buchan Avenue. These works will support future multi-storey residential buildings and are expected to finish by the end of May. 

We thank the community for your patience as we deliver these important improvements. Overall project completion is expected mid‑2026. 

Rare 4,000m2 lot coming to market soon
We’re preparing to offer a premium 4,000m2 residential lot on Eyre Avenue. The site is expected to go to auction in March or April, guided by local real estate advice. 

Ideally located, this large lot is only a short drive from Edmondson Park Town Centre and the train station. Set within a quiet and peaceful pocket of the suburb and adjacent to Denham Couty, it offers a rare chance to secure a sizeable piece of land in one of south west Sydney’s fastest growing communities with great local amenity. 

Keep an eye on local real estate listing sites for the opportunity. 

Safeguarding the historic barracks while remediation progresses

Remediation works at the barracks are continuing, with a strong focus on protecting the site's unique history. Good progress has been made inside the existing buildings, with most of the behind the scenes services, such as drainage, power and communications, now close to completion.  
We remain committed to preserving the heritage significance of the barracks, including one of key buildings on site, the historic guardhouse.  

Recent assessments of the guardhouse have shown that some areas would benefit from additional conservation. We are working closely with specialist heritage consultants, architects and our contractor to determine the best approach to restore the building.  

Over the coming period, we will develop a careful, Heritage NSW compliant plan to return the guardhouse to its former character while protecting its historical value. 

As this work progresses, Landcom will continue balancing essential remediation with heritage conservation to ensure this important piece of Australia’s military history is preserved for future generations. 

Jardine Drive 

We have lodged development applications with Liverpool City Council for remediation, bulk earthworks and a proposed 56‑lot subdivision. 
If approved, works are expected to start mid to late 2026. 

Planning underway for the former commuter carpark

The site is ready to be redeveloped, as the former car park was replaced with new commuter parking in February 2024. We’re working with the Transport Asset Manager to plan mixed-use development next to Edmondson Park Train Station and Ed.Square. The site has excellent access to transport, shops and open space and will help support a walkable and well-connected neighbourhood.

We have submitted a planning modification to include the site in the Edmondson Park South Concept Plan. If approved, it would allow up to 420 new homes, ground-floor retail and rooftop communal spaces. 

A sales campaign is expected to launch later this year.
