Construction has begun on a row of seven NSW Pattern Book terraces in Edmondson Park in Sydney’s South-West.
The terraces were designed by Other Architects are being built by Landcom, the NSW Government’s land and property developer.
The terrace design is one of 17 low and mid-rise designs launched by the Minns Labor Government to help address the ‘missing middle’ and accelerate the delivery of new homes across the state.
The Other Architects design reimagines the terrace as a flexible home that can be rearranged and customised to suit different households and preferences.
The Edmondson Park terraces are expected to be completed in early 2027. Landcom will retain one of the homes as a demonstration home, with the remaining 6 to be sold to the market.
Landcom’s Edmondson Park project is shaping a diverse, well-located neighbourhood in Sydney’s South-West Growth Area, with homes close to public transport, schools, jobs and green space.
The NSW Housing Pattern Book creates a comprehensive suite of high-quality, flexible designs suitable for a wide range of sites accessible.
There have been more than 21,000 patterns sold and we’re starting to see patterns turn into homes.
In addition to the Landcom project there are eight Pattern Book homes ready to start construction across suburbs including Gymea, Cronulla, Corrimal, Engadine, Chipping Norton, Carlton and Baulkham Hills with more being submitted through the planning system.
The NSW Pattern Book is another way the Minns Labor Government are speeding up the delivery of homes in NSW so young people, families and downsizers have somewhere to live in the communities they choose.
Other Pattern Book demonstration sites are being finalised at Sydney Olympic Park Authority and with Homes NSW.

“A NSW Pattern Book design is coming to life in Edmondson Park, just six months after launching the designs and associated fast-track planning pathway.
“This is an exciting milestone and with a number of pattern design applications in the planning system and more about to start construction. We hope to see these great designs popping up in streets and suburbs right across the state.
“This is a great example of the Minns Labor Government working together to unlock flexible, multi-generational homes designed to adapt to diverse and changing household needs.”
Member for Macquarie Fields Anoulack Chanthivong said:
“South-West Sydney is proud to be home to the first build of NSW’s Pattern Book designs.
“This is a fantastic opportunity to see these world-class patterns come to life.
“This development demonstrates how these designs, made accessible by the Minns Labor Government’s Pattern Book, can become great family homes right across our state.”
Landcom CEO Alex Wendler:
“Landcom is bringing the NSW Government’s vision to life.
