Sydney’s Northwest will be transformed with around 5,700 new homes and new community spaces and facilities after plans for the future of Bella Vista Station Precinct and Kellyville Station Precinct were approved.
The Minister for Planning and Minister for Homes, Anthony Roberts, said the NSW Government had finalised the future plans for Bella Vista and Kellyville which would include vibrant, connected and sustainable communities.
“The approved development will improve the supply and diversity of housing helping with affordability, while also giving certainty to the community and industry to bring the area to life,” Mr Roberts said.
“The new medium to high density apartment living, would attract people looking for convenient and low maintenance living and preserve space for local parks and plazas, close to the metro station.”
Minister for Transport, Veterans and Western Sydney David Elliott said the continued transformation of Northwest Sydney since the opening of the Metro North West Line was a testament to the placemaking power of the project.
“We are not just building stations, we are building destinations and revitalising and transforming places,” Mr Elliott said.
“Sydney Metro has a role in creating vibrant new communities, enhancing existing places, delivering integrated station developments and acting as a catalyst for urban renewal.”
Landcom CEO Alex Wendler said the State Significant Concept approvals would pave the way for the orderly release of 26 super lot sites across the two significant precincts.
“This will include a flagship business precinct at Bella Vista and a local neighbourhood centre at Kellyville next to the metro station, providing a unique opportunity to invest in new destinations for people to live, work, shop, and play,” Mr Wendler said.
The new urban neighbourhoods, covering Bella Vista and Kellyville, will offer:
Landcom, on behalf of Sydney Metro, is the master developer for the precincts and will appoint developers to deliver the approved concept proposal. Development sites will be released via a competitive tender process, with a range of market opportunities available over the next 10 years.
The approved concepts set the vision, planning and development framework for the assessment of future development, which will be subject to future detailed planning approvals.
