Glenfield West Rezoning Proposal to boost new and affordable homes

The Minns Labor Government is building better communities in South-West Sydney, with a rezoning proposal now on public exhibition for Glenfield West which could deliver around 1,200 homes close to public transport, jobs and essential services.
The proposal forms part of a broader transformation from Landcom which will see 108 hectares of land near Glenfield Train Station turned into a vibrant new community with up to 5,200 homes over the next 15 years to support one of Sydney’s key growth areas.
Importantly, the proposal doubles the amount of affordable housing in the precinct from five percent to 10 per cent, paving the way for around 520 homes for below-market rent to be delivered by a Community Housing Provider.
The proposal supports a diverse mix of homes including detached, semi-detached, attached dwellings and apartments, alongside shops, businesses and new public spaces, helping more people live closer to transport, jobs, and amenities.
The rezoning proposal is now on public exhibition until 11 June 2026, and the local community are encouraged to review the plans and have their say on the formation of a vibrant new community for south-west Sydney.

Minister for Planning and Public Spaces, Paul Scully said:
“The Glenfield West rezoning is another important step in the Minns Labor Government’s work to deliver more well-located and affordable homes across Sydney.
“By doubling the affordable housing contribution and focusing development close to public transport, jobs, and services, we’re creating more opportunities for key workers, young people and families to live in a connected and growing community.
“We need to deliver more homes of all types to tackle the housing challenge, and that means unlocking both infill development in established suburbs and new communities in growth areas like Glenfield West.
“This proposal is about delivering density done well. New homes will be supported by parks, open space, transport connections, and community infrastructure to ensure the area will thrive for decades to come.”

“This proposal will deliver more than 1,200 additional homes while doubling the affordable housing rate, helping ensure our growing community remains accessible and inclusive.
“As Glenfield continues to grow, it’s important we deliver the infrastructure and public spaces local families need, including new parks, playgrounds and sporting fields.
“The proposal has also carefully considered the important role of Hurlstone Agricultural High School in the local community and its future alongside the growth of Glenfield West.”
