Current opportunities

Residential Land Offering | Schofields (Lots 301 & 401–405)

Landcom is pleased to present to market six residential lots at 108 Burdekin Road, Schofields within the Schofields Demonstration Project. The offering comprises Lots 301 and 401–405, available for purchase individually or in one line.

The site is strategically located approximately 1.4 km from Schofields Railway Station, providing strong connectivity to Greater Western Sydney. The surrounding area offers convenient access to Schofields Town Centre, the Nirimba Education Precinct (Western Sydney University campus) and a range of established schools and local amenities.

This project forms part of a broader vision to deliver diverse and innovative housing outcomes, showcasing typologies such as terraces, manor homes and contemporary housing solutions that respond to the evolving needs of modern communities.

A total of 12 dwellings are approved under DA SPP‑19‑00010, within a wider subdivision of 76 Torrens Title lots and one residue lot. The lots are development-ready, with services, roads, kerb and guttering completed to the boundary and vendor contributions paid (excluding potential future contributions for Lots 301 and 401).

Built Form Downstream Partnerships – Market Sounding | East Lismore

Landcom is seeking to meet with experienced home builders and residential contractors to introduce a split contract, downstream partnership model opportunity to deliver a range of well-designed housing types at our East Lismore development. The new neighbourhood will deliver at least 400 homes, with Stage 1 alone expected to deliver around 100 homes.

Following this Market Sounding opportunity to gauge interest and suitability, we'll progress with a formal Expressions of Interest process.

What we’re proposing

We’re seeking to engage a small number of home builders and residential contractors through an Early Contractor Involvement (ECI) process to:

  • collaboratively develop a limited suite of agreed home designs (terraces/townhouses, semi-detached, detached, buyback house relocation and renovation)

  • agree specifications and pricing upfront

  • progress to a downstream partnership that provides exclusivity to construct agreed homes on defined superlots (typically 20+ homes).

How the model works
  • Landcom delivers fully serviced lots (for semi-detached and detached products) and superlots (for terraces/townhouses).

  • Purchasers buy land directly from Landcom.

  • Purchasers contract directly with the nominated builder under a standard Home Building Act–compliant building contract, possibly funding construction through progress-payments under their home loan (Landcom is not a party to the building contract). 

For superlots destined for terraces/townhouses, Landcom lodges and secures built form DA aligned with co-agreed design; construction can be staged and triggered once a minimum number of homes are sold within a superlot.

What the approach offers builders
  • A predictable pipeline of work without landholding, sales, finance or development risk.

  • Clean contractual arrangements and direct customer relationships for home construction.

  • Repeatable products that improve construction efficiency and cost control.

  • Potential for the partnership to extend to the rest of East Lismore project(s) and beyond East Lismore to other Landcom or NSW Government projects.

Civil Construction Contract – Market Sounding | East Lismore

Landcom is seeking to engage with experienced civil contractors through an early market sounding process for the delivery of Stage 1 of our East Lismore development.

This phase presents an opportunity for contractors to help shape the project's delivery approach, providing input on constructability, staging, cost drivers and program efficiencies. By involving the market early, we aim to:

  • leverage industry expertise to refine the scope and optimise outcomes
  • present our sustainability, work health and safety, and industry participation targets
  • foster collaboration and innovation from the outset.

Importantly, participation in this initial market sounding may also position contractors for ongoing involvement beyond Stage 1. Subject to performance, capability and alignment with project objectives, there is potential for a longer-term engagement across subsequent stages of the development. This creates a compelling opportunity for contractors to build a strong delivery partnership with Landcom and support broader flood recovery efforts, contributing to a resilient, sustainable and high-quality development outcome.
