We developed this former State Wards Farm on behalf of the landowner, Department of Family and Community Services, offering affordable contemporary urban living within a rural lifestyle and close to facilities.

Where?

Renwick is in the Southern Highlands, 2.5km north of Mittagong within the Wingecarribee Shire, and 105km southwest of Parramatta.

What?

Renwick is a 117ha residential development of around 645 houses on lots ranging from 300m2 to 4,000m2 as well as community and recreational facilities, and provision in the future for neighbourhood shops.

How?

As masterplanner and master developer, we partnered with the Department of Family and Community Services and a range of project home builders.

Vision

Renwick was in some ways a test case to see if there was a market for diverse and affordable housing in rural communities. It is designed for community diversity and was informed by housing design guidelines that safeguard quality and sustainability.

The diversity of lots sizes range from those suitable for cottages in the centre of the village to large semi-rural blocks on the perimeter, near bushland. With its diversity and village feel, Renwick has become the benchmark for future development in the Southern Highlands and other regional areas.

The village centre includes a community centre, playground and a child care centre, with a provision for future neighbourhood shops.

Integrating environmental sustainability

Within the Warragamba Dam catchment, Renwick is the first major greenfield development subject to the stringent water quality regime of State Environmental Planning Policy No. 58. This required a best practice water sensitive urban design strategy that ensures the quality of water leaving the site is maintained or improved.

Improvements to a 20ha creek corridor include dedicated shared bicycle and pedestrian pathways and the preservation of an additional 10ha of native woodland.

Creating a place through heritage and community development

Our Welcome Program helped residents to settle into the area and we incorporated the Heart Foundation’s ‘Healthy Active by Design’ guidelines into the masterplan.

The area has a rich European and Aboriginal heritage which has been conserved.

Together with the local community we’ve designed a village, not a suburb, that celebrates the character and the culture of the Southern Highlands.
