Potts Hill redevelopment- Environmental Assessment now on public display.
The Potts Hill reservoirs site has been used by Sydney Water for more than 100 years and plays a role in supplying water to Sydney. Sydney Water no longer requires portions of the site for operational purposes. In partnership with
Sydney Water, Landcom has developed options for redeveloping these areas.
The redevelopment at Potts Hill covers approximately 40 hectares of the 116 hectare site. The western precinct of the site will be redeveloped into a residential area including up to 450 homes. These homes will mainly be single houses but may also include two smaller areas of medium density development such as town houses and small-scale apartments. Around 15 hectares in the eastern precinct of the site is being developed into a business park, providing long-term employment opportunities This includes the Sydney Water’s new office and warehouse facility to be used for up to 450 Sydney Water staff, opening in early 2010.
Potts Hill Concept Plan
was approved by the NSW Minister for Planning April this year.
The Potts Hill Concept Plan provides an overall layout for the redevelopment at Potts Hill. A copy of the Concept Plan and supporting documents is available from the ‘major projects’ section of the NSW Department of Planning’s website, www.planning.nsw.gov.au
Potts Hill western precinct environmental assessment
Landcom has prepared more detailed plans and an Environmental Assessment for the proposed residential development on the western side of the Potts Hill site.
The plans show the layout for new roads, housing lots, parks and other infrastructure within the proposed development. The Environmental Assessment addresses issues such as environmental management, construction methods, traffic and stormwater impacts, heritage and affordable housing.
Some of the key features of the proposed residential development include:
- New housing – up to 450 new homes will be built including a range of housing types to cater for different family types and budgets. The housing will include single homes, townhouses and small scale apartments.
- New parks – three new parks covering more than 5 hectares will be provided for new and existing residents to use. Some of the parks will include children’s playgrounds, exercise equipment, barbecues and a community garden.
- Community facilities – new pedestrian paths and cycleways will be built, linking to existing pedestrian and cycleway networks in the area.
- Sustainability- the new homes will be energy efficient and designed to minimise water use. Important plant species will be protected and areas of bushland will be regenerated.
- Celebrating heritage – the rich heritage of the site will be remembered and celebrated through street names and public art.
